| 1 | Annual Comprehensive Maintenance of Central AC Plant 26 TR capacity as per the descriptions enumerated below through OEM(Bluestar)/Authorised dealers:-(a) Compressor: Checking lubrication oil (level & leakage) and maintain the level by make up if any, Check operation of safety controls, valves and instruments. (b) CONDENSER / EVAPORATOR OF ALL CENTRAL CHILLING PLANTS & COOLINGCOILS OF AHUs : Check entering and leaving water temperatures, refrigerant pressures and all others parameters. Check tubes and if require, de-scaling shall be carried out by the contractor using special chemicals, Check pressure setting of safety control switches. Check for operation of safety valves. Welding/brazing of leakage points, minor leaks etc.,(c) ALL PUMPS (CONDENSOR, CHILLERS, PROCESS, WATER TREATMENT PLANT, ETC. ): Check gland packing and mechanical seals for leakage, Replace gland thread/ mechanical seal if required, Lubricate bearings with grease gun. |
| 2 | (d) INSTRUMENTS & CONTROLS ; checking of operation of all controls, sensors, measuring devices, electronic control cards etc.,Readjustment of control if necessary ,Checking of Refrigerant level sensor, water level sensor, photo sensor, pressure transducer, thermostat, temperature controller with sensor and display, thermocouple, temperature gauge, sight glass, solenoid valves, pressure gauge, oil safety switch, HP/LP cut out, DP switch, flow switch, crank case heater, thermostatic expansion valve, thermostat (operating & antifreeze) smoke detector, air stat, safety valve, limit switch, humidistat, etc... |
| 3 | (e) REFRIGERANT PIPING:Check for leaks at the joints with soap solution test. Repair and replace refrigerant pipes, Checking of WATER PIPING, VALVES & FITTINGS for leaks at the joints. &for leakage from valve glands. (f)A.H.U.: Check condition of drive coupling, sleeves. Belts, pedestal bearings and alignment ,Clean Air filters, check for proper drainage of condensate.(g) DUCT/ DAMPERS (FIRE/VOLUME CONTROL) & GRILLS: Check for any air leakage in the duct ,Check for any insulation damage for ducts, Check for functional operation of dampers and grilles. Lubricate pins of dampers, grilles, wherever required. Check louvers for any damage and cleaning shall be followed. (h) FAN COIL UNIT: Cleaning air filter, strainer, Check for the operation of fan speed regulator ,Motor bushing oiling etc., |
| 4 | ELECTRICAL MAINTENANCE: (a) MOTOR (COMPRESSOR, PUMP, AHU, FCU, BLOWER, COOLING TOWER etc):Cleaning of motor, Lubricate bearings, Check for proper glanding & tightness of connections(b)ELECTRICAL PANELS AND THEIR CABLING & WIRING: Check for any tripping, chattering in the electrical parts, abnormal noise, overheating in the panels, Check whether indication lamps are working, Check for the proper working of all ammeters, voltmeters, Hour meters, KWh meters, overload relays, contactors malfunction etc., Clean the panels from inside with the help of the blower/ vacuum cleaners ,Check all the cables for overheating, tightness of the glands, lugs & crimping, Check the fuse-link & fuse holders. Check the control wiring of the panel along with the controls for the proper functioning and tripping at the preset parameters. (c) AIRCONDITIONING UNITS :• Check proper locking of inspection doors/cover and their leakages. Clean Air filters, check for proper drainage of condensate. Cleaning of air filters. Cleaning of Cooling Coil and Condenser with nylon wire brush and air blower. Inspect blower fan motor drive, check tension of V-Belt, bearings, alignments, vibration isolator, electrical connections etc. Lubrication, wherever necessary all as specified anddirected. |
| 5 | Note:- (i) Compulsory servicing of the entire AC plant to be carried out every quarterly (04 times during the contract period) through OEM/authorized dealers only and the rates quoted are deemed to include for the same.(ii) The compressor will be checked for its proper functioning and if any defect is found, the same shall be repaired /replaced. (iii) Safety controls such as pressure cut outs will be tested for proper functioning and in case of any mal-functioning they shall be either repaired or replaced accordingly.(iv) Air filters shall be inspected and cleaned or replaced, if necessary.(v) Cooling coil shall be inspected and cleaned. |
| 6 | (vi) The blower motor shall be checked and any defects noticed shall be attended to.(vii) The driver set of the blower section shall be inspected, belt tension adjusted and belts changed ,if necessary.(viii) Any defect in the electrical items and control wiring will be attended to.(ix) Refrigerant gas shall be topped up in the system as and when necessary.(x) Activities applicable to Water cooled units :-a. Condenser water pumps with motors shall be checked for satisfactory functioning. Any repairs to them, if necessary, will be carried out by Contractor.b.Cooling tower nozzles shall be inspected and attended to for proper spray and replaced, if, necessary.c. Contractor shall carryout cleaning of the cooling tower sump once in a year. |
| 7 | (xi) Activities applicable to Air Cooled Units:-(a)The Condenser fan motor shall be attended to.(b)The Condenser coil shall be inspected and cleaned (c) Any repairs in the condenser coil shall be attended to. (d) Repairs to refrigerant piping due to system problems shall be attended to.(xii) All the breakdown calls shall be attended by trained personnel (xiii) Cost of necessary spare parts (except coil and fine filters) and labour charges shall be covered in AMC.(xiv) Cost of necessary consumables including refrigerant gas top-up in the system and the labour charges shall be covered in AMC.(xv) Only genuine parts shall be used. |
| 8 | (xvi) Maintenance chart to be submitted within first five working days of every month and the maintenance job needs to be carried out once every month as per the directions of Engr-in-charge . If Contractor fails to submit the maintenance chart within thestipulated timeRs. 1000.00 per day will be recoveredas penalty till submission of Chart. |
| 9 | Material and labour for descaling of condenser unit 26 TR (6 Nos) by circulating dilute hydrochloric acid solution and cleaning the tubes wit wire brush by removing the side cover till the tubes are thoroughly cleaned and re-circulating the fresh water after fixing the side cover wit necessary gasket and bolt and nuts complete all as specified and as directed |
| 10 | Supply and replacement of FRP coated forced type Cooling Tower 250 USGPM capacity suitable for 2 x 26 TR capacity central AC Plant including replacement of cold water basin, cooling tower structure, fills, drift eliminators, cooling tower fan, water distribution piping, fan deck & fan cylinder, cooling tower louvers, gear box/ drive shafts & mechanical equipment support, valves, nozzles and ensuring CT fan position for perfect balancing and proper rotation after replacement and testing for satisfactory entering water temperature in the condenser unit including taking down old unserviceable unit complete all as specified and as directed |
